The proposal must. comply with all <br /> ordinances in e(fect nt the time � complete building permit application is filed, including taose <br /> nut specifically set forth herein. (E�ccption: For vesting under the Zoning Code, please refer to <br /> Section 44 of the Zoning Code). Contact the Planning Department for inFormatwn regarding <br /> appeals processes For the requirements listrd in this document. <br /> 1. Detailed drawings in accordance with City Design and Construction Standaris <br /> shall be submitted to the Public Works Department, showing site parking laycut, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and <br /> all required improvements in the public right-of-way. Public Works Department <br /> approval of these drawings is required prior to any permits being issued. rVl <br /> improvements shall be completed and approved warranted before the Occupancy <br /> Permit is issued/tinal approval is granted. <br /> 2. Provide 44 off-street parking spaces per City Zoning Code and Ciry Design and <br /> Construction Standards. Subsection 34.060.G prohibits roadways or internal <br /> �isles within the frant setback. Your current site plan does not comply with <br /> this section of the code. <br /> 3. This project must comply with the c�rrent City of Everett Building Code and <br /> Sprinkler Ordinance with regards ro auromatic sprinkler and fire alarm systems. <br /> 4. Special charges for connection to the se�ver and water systems in accordance with <br /> Ordinance 1171-85 and subsequent revision are applicable. These charges are <br /> based on projected water usage and can be substantial. Applicant is encouraged to <br /> obtain a copy of the Ordinance and derermine estimated charges prior to building <br /> permit application. The acnial charges shall be computed by the Publi.; Works <br /> Department per the ordinance in effect at the time and according to the <br /> information on the approved plans at the time of building permit issuance. <br /> 5, Lack of comment on the plans submitted with the application does not constitute <br /> approval of these plans. <br /> 6. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleanins must occur as directed by the <br /> Public Works Inspector. <br /> 7, A one ycar warranty is required on the public sidewalk and bridge improvements <br /> for an amount of not less than 10% of the cos[ of construction and shall run for <br /> one year from the date of final approval/issuance of the first Occupancy Permit. <br /> g. A two year guaranree is required for privare retention/derention or other drainage . <br /> treatment/abatement facilities serving areas larger than one acre. <br />
