9. A fire hydrant is required within 200 ft of every structure but not closer than 50 ft <br /> 10. On-site watermain will be staked within an easement to the City. The easement <br /> will be submitted to the City prior to issuance of permits. <br /> 1 l. As-builts of storm sewer, s�nitary sewer, and water systems will be required to be <br /> submitted per City Design and Construction Standards and Specifications. <br /> 12. A permit is required for the destination of any fill dirt from this site that is to be <br /> deposited within the city limits. <br /> 13. A pedestrian connection from t�:e proposed project to the eristing sidewalk system <br /> is required. The walkway as shown on the submitted site plan appears to meet this <br /> requirement. <br /> 14. Provisions for a covered secured area for parkine bicycles is recommended. <br /> 15. A Performance Guarantee is required for any improvements to be donc within the <br /> Fainier Ave right-or-way prior to any building permit bein� issued. <br /> 16. On-site detention is required for stormwater runoff from this site per ciry standards <br /> 17. Treatment of stormwar - nmoff from the paved areas must occur, per C:iiy <br /> standards, prior to dischTr�e of the stormwater from the site or to a stream �r <br /> wedand. Srormwarer detention/rerention, qualiry prorection, and treatmer <br /> requirements for this project shall be those requirements in eft'ect at th�: time c <br /> application for Public �'�'orks permits. C.�rrendy, srormwater treatment i� require i <br /> when 10,000 squere feet of pa��ement is created by a project such as �hi: <br /> townhome project and tivee options for stonmvater treatmei�t are presented in th� <br /> current Ciry standards. The least preferred option is allowed only if the firs tw., <br /> options are infeasible in the opinion of the Public Worr:s Department. The options <br /> for stormwater treatment are, in order of preference: <br /> 1) an infiltration basin designed and constnied according .o City standards, if <br /> suitable soils exist on the site. <br /> 2) a wetpond designed and constructed to City standards. <br /> 3) a baftle-type oil/water separator follo���ed by a �'esetated swale, both <br /> designed and constructed according to City standards. The presence of the creek <br /> on this site indicates that the soils may not be suitable for an infiltration basin. If <br /> an infiltration basin is not feasible, a �vetpond will be req4ired. No stormwater <br /> facilities, with the exception of necessarv discharge syste:ns, rr�y be located inside <br /> wetland or stream butl'er areas. � <br />
