Existing Conditions: <br /> 1. Three single family daellings (rentals) exist on one LA,000 <br /> equare foot lot. Asaessor's cecords show that tvo were built in <br /> 1930 and the third in 1933. The two on the front par[ of the lo[ <br /> are wood frame construction; the third on the rear of the lot is <br /> an old travel trailer/mobile home vith wood frame additions to <br /> Che fron[ and rear. <br /> 2. Access for all three s[ructures ie via one driveway off Rainier <br /> Drive which meanders through [he aite. <br /> 3. All three existing structure are in a rundown condition. <br /> Conclusiona: <br /> 1. The use (single family) is conforming; however, the fact that <br /> three aingle family structures exist on one lot is <br /> non-conforming, [he density is non-conforming since three single <br /> family structures would require a minimum of 21,000 square feet <br /> of lot area (three lots of 7,000 square foot minimum lol• size <br /> each) and the mobile home/travel trailer is nonconforming since <br /> mobile homes are not allowed in the City except in mobile home <br /> parks. <br /> 2. One driveway to serve all three structures provides less poin[s <br /> of conflict on Rainier Drive. <br /> 3. It would benefit the community if these structures were up�raded. <br /> I <br /> -1- <br />
