FINDINGS: Subsection 41.150.0 of the Zoning Code establishes <br /> nine criteria by which such proposals must be evaluated. These <br /> are as follows: <br /> a. The adequacy of streets, utilities and public services <br /> required to serve a propo::ed use. <br /> b. The impac� of traffic 9'=r.erated by the proposed use on <br /> the sur.rounding aree, ped.�strian circulation and public <br /> safety; and the ability of the proponent to mitiqate <br /> such potentia] impacts. <br /> c. The provision of adequete off-street parking, on-site <br /> circulation, and site acce�s. <br /> d. Compatibility of proposed structures and improvements <br /> with surrounding properties, including the size, <br /> height, location, setback and arrangement of all <br /> proposed buildinqs and facilities, especially as they <br /> relate to light and shadoW impacts on sensitive land <br /> uses and less intensive zones. <br /> e. The number, size and location of signs, especially as <br /> they relate to mote sensitive land uses. <br /> f. The landscapinq, buffering and screening of buildings, <br /> parking, loading and storaqe areas, especially as they <br /> relate 1.o more sensitive land uses. <br /> g. The generation of nuisance irritants such as noise, <br /> smoke, dust, odor, glare, visual blight or other <br /> undesirable impacts. <br /> 1�. Coiisisteucy with the qoals and policies of the Everett <br /> General Plan for the area and land use desiqnation in <br /> which the property is located. <br /> i. Compliance with the provisions of [the zoning] <br /> ordinance and other City, State and Federal <br /> regulations. <br /> -2- <br />
