All multi-family residential development must provide at least 50 <br /> square feet of on-site open space per dwelling unit. The design standards below shall <br /> supersede the requirements of EMC 19.15.040. Acceptable types of open spaces include: <br /> (1) Common open space: Where accessible to all residents, common open space <br /> shall count for up to 100 percent of the required open space. This includes landscaped <br /> courtyards or decks. gardens with pathways, children's play areas, or other multi-purpose <br /> recreational and/or green spaces. Special requirements for common open spaces include <br /> the following: <br /> (a) Required setback areas shall not count towards the open space requirement unless <br /> it is part of a space that meets the dimensional requirements. <br /> (b) Space shall be greater than 20 feet as measured in any direction to provide <br /> functional leisure or recreational activity. <br /> (c) Space(particularly children's play areas) shall be visible from dwelling units and <br /> positioned near pedestrian activity. <br /> (d) Space shall feature paths, landscaping, seating, lighting and other pedestrian <br /> amenities to make the area more functional and enjoyable. <br /> (e) Individual entries shall be provided onto common open space from adjacent <br /> residential units.
