The foltowing <br />factors were considered and the listed requirements were placed in response to comments submitted <br />during our review of an Environmental Checklist for this proposal: <br />1. <br />2. <br />The site is zoned B-3, Central Business Zone. <br />Approximately 15-20 personnel would occupy the building upon completion of the facility. <br />3. Parking wil► 6e provided on the adjacent property to the south (lots 27 and 28 blk. 61 l) by lea5e <br />agreeme��t with the First Congregational Church. Ten on-site parking stalls are also provided, <br />The parking area on lots 27 and 28 must be improved to rneet all code requirements includinF, <br />the five foot landscape strip on the street frontage. Improvements to this area must be shov <br />on the plans to be approved by the Public Works Department. <br />4. <br />5. <br />6. <br />Verification must be provided that proposed use of First Congregational parking lot will n�� <br />conflict with ch��rch use. Parking design must be approved by City Traffic Engineer. <br />The building will be a two story structure, but will be designed to allew two additional stories � <br />the future. <br />At such time as the building expansion is proposed all Environmental Review procedures must I <br />complied with and adequate additional parking must be provided. <br />7. A detailed drawing shall be submitted to the Public Works Department showing parking layout, <br />landscaping, driveways, utilities, storm drainage, and all required improvements to the publu <br />right-of-way. Public Works Department approval of these drawings is required before any <br />permits are issued. All imp:•�vements shall be completed before the Occupancy Permit is <br />issued. Fire flows must mcc� <br />with City Fire Marshal's approval, based on proposed building design. <br />Six-inch sanitary sewer main in alley west of Rockefeller must be extended to serve this site. <br />Sewer extension must be 8", as required by current City development standards. <br />All sidewalk across frontage un Rockefeller must b� removed and replaced. <br />Wheel chair ramps must be installed at intersection. <br />12. Participation in the cost to fund the North End Sanitary Sewer installation is required. TI•�c <br />approximate cost based on the preliminary information provided is $1,944.00, as of 4/23/81. <br />The a.ctual cost shall be computed by tl�e Building Department per the ordinance in effect at tfie <br />time and according to the inforamtion provided on the approved plans on the date of permit <br />issuance. <br />
