The following factors were considerec. prior to making a preliminary decision on <br />this proposal. <br />1. The site is zoned B-3, Central Business Zone. <br />2: Parking will be provided on the adjacent property to the south (lots 27 and 28 blk. 611) by <br />lease agreement with the First Congregational Church. Ten on site parking stalls are also <br />provided. <br />3. <br />4. <br />5. <br />6. <br />S:reet improvements currently exist on Rockefeller and 26th but sidewalks may need <br />repair. 'Che alley is currently unpaved and rough. <br />Landscaping as shown on,the site plan is adequate; however, landscapin� in the public right <br />of way must be approved by the parks department. <br />Apprcximately 15-20 personne! would occupy the building upon completion of the facility. <br />The building will be a twc story structure, but will be designed to allow two additional <br />stories in tne fut�re. <br />Proponent: Location of Proposal: <br />General Telephone Co.
