"" ��- EVE�ET i <br />Description of Proposal p,,.� �c Vi: �r.s D�. <br />The proposed act�on is the issuance of building permits to allow the construction of <br />an approximately 6,753 square foot two-story office building, and associated <br />parking. The following factors were considered and the listed requirements were <br />placed in response to comments submitted during ou: review of an Environmental <br />Checklisc ior ciiis proposai: <br />2 <br />3. <br />� <br />4. <br />5. <br />6. <br />7. <br />�. <br />9. <br />l0. <br />The proposed site is zoned R-5, Core Area Residential :.one, which would <br />permit the proposed use. The site is currently vacant. Previously existing <br />residences have been removed and residential landscaping remains, including a <br />laurel hedge and a few evergreen trees. A two-story apartment building exist� <br />immediately to the north. <br />Detailed drawings shall be submitted to the Public Works Department showing <br />site parking layout, landscaping, utilities, storm drainage, temporary <br />construction erosion control and all required improvements in the public right- <br />of-way. Public Works Department approval �f these drawings is requiredroved <br />to any permits being issur_d. All improvements shall be completed, app <br />and warranted before the Occupancy Permit is issued. <br />Participation in the cos: to fund the North��nd sewer interceptor is required. <br />The approximate cost based on the preliminary information provided is <br />$1,093.99. The actual cost shall be computed by the Building Department per <br />the Ordinance in effect at the time and according to the information provided <br />on the approved plans on the date of permit issuance. <br />In lieu of providing on-site detention, payment to City Drainage Fund 340 is <br />required. <br />Fire �^.arshall approval of the type of building construction is required and <br />adequate water pressure for fire service must be provided. <br />The curb and sidewalk on 32nd Street must be replaced with standard City curb <br />and sidewalk. A portion of the curb and sidewalk on RockeYeller must be <br />replaced. <br />Parking must be per City Code and the access must be off of the adjacent <br />alley. <br />The decorative landscaping trees on 32nd Street parkway must be removed and <br />replaced with same number of trees per Park Department approval. <br />During construction, all truck traffic to and from the site within the City of <br />Everett shall be on arterial streets unless otherwise approved by the Public <br />Works Department. <br />City streets and alleys are to be kept dear of dirt and debris at all times <br />during construction. Dust suppression and street cleaning must occur as <br />directed by the Public Works Inspector. <br />
