Our proposed use <br />change would change the use of this property from residential to off±ce use. The plan- <br />ning department is requiring six parking s[alls (ie. 3+ 1/400 square feet of office - <br />our building containes 1,140 square feet). We would request relief from the requirement <br />of six stalls of off street parking to three stalls �E off street parking. The proposed <br />use of the office would be [or an escrow company with a usage oE about 800 square feet <br />with two employees at the present time. There is normally only one client in the office <br />at one time and only occasionallp two clients at any one time. Tlie majority of visits <br />are under five minutes. We further request that we be allowed "Stacked Parking" to <br />accomodate our clients. We would install three stalls immediately behind our building <br />and would provide [hree stalls of "Stacked" parking immediately behind those. We further <br />request relief from the requirement of 8'�' minimum with for each stall to two stalls with <br />a minimum width of 8�' and one stall of S' width. We will cooperate with all requirementc <br />of the building department in use change requirements and parking stall construction. <br />The special conditions applying to this property are the following: The property i� <br />and always has been a small city lot of 25' X 120'. The building on this property util- <br />izes almost all of the available property. There is an apartment complex immediately on <br />the north and a law office on the south. Tl�e property is advantageously situated close <br />to the court house for the proposed business. Furthermore, the property has Ueen in the <br />family of one of the proposed business owner's since 1922 and the family is desirous of <br />this continuation. <br />Property in the immediate area has been developed along substantially the same lines. <br />Tliat is, the better condition Uuildings have been converted �o office space and some of the <br />less desirable ones have been demolished and new office space constructed. Ownerships have <br />been consolidated in the immediate area which leads one to the conclusion that new offices <br />ire forthcoming. The area will probably continue to develop as oEfice and nulti-family <br />residential space.
