22. Any rockeries or retaining walls proposed in required setback areas must be in conformance with Section 39.150 of the Zoning Code. Rockeries over 36" in height are not permitted in required setbacks unless approved by the Planning Director. 23. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the Planning Department per Section 35.100 of the Zoning Code. Irrigation systems must be provided in ail landscaped areas per Section 35.130 of the Zoning Code. A minimum of 400 square feet of open snace is required on the sile per Section 15.040 of the Zoning Code. Calculations for open space areas must be provided on the plans submitted for Building Permits. The open space area shall be improved with seating and Iandscaping as required by code and as shown on the plan on file with the City dated May 18, 2005. `�27. On-site recreation facilities must be provided per Section 15.050 of the Zoning (,�de. Prior to the issuance of Building Permits, the Planning Department must approve a plan for on-site recreation facilities. As part of the building permit application, the Applicant must submit a recreation plan including standards and specifications for recreation areas and equipment, both inside and outside the building, including pictures of proposed equipment. If sufficient information is not known at time of submitlal for building permits, minimum specificalions or examples must be provided. Prior to the issuance of Building permits, tl�e Planning Department must approve a plan for on-site recreation facilities. Tot lots mus! be located in central areas, where adequate supervision o( children can be provided. �28. Building facade modulation and roo(line variation must be provided per Section 15.090 of the Zoning Code. The architectural entryway on lhe western fa�ade facing the street must be as shown on the plan on file with the City dated May 18, 2005.
