22. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br />Section 39.150 of the Zoning Code. Rockeries over 36" in height are not permitted in required <br />setbacks unless approved by the Planning Director. <br />23. Roo(top mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. <br />1G 24. Building selbacks must be a minimum o( 10 feet tront yard, 5 feet side yards and 5 feet rear yard. <br />��� Building height shall be a maximum of 80 feet. <br />25. <br />Landscaping must be provided per Section 35 of :he Zoning Code. At a minimum this must include <br />the following: <br />a. A landscape strip a minimum oF 10 feet wide must be provided in ttie front yard setback area <br />along the Rockefeller (rontage, except (or the walkway. This area shall be planted with Type <br />III landscaping. In addition, any unimproved right-of-way located behind the back edge of <br />sidewalk shall also be landscaped to Type III standards. <br />b. A landscape strip a minimum of 5 feet wide must be provided atong the north and south <br />property lines. This area shall be planted with Type III landscaping. In areas where the <br />parking is located within the required setback a solid board fence shall be provided. <br />c. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br />Planning Department per Section 35.100 of the Zoning Code. The landscaping plan musl <br />show localion and dimensions o( required vegelated swales, wetponds, detention ponds, <br />rockeries and retaining walls, and gradirg at 2 foot intervals. Irrigation systems must be <br />provided in ail landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br />maintenance assurance device must be provided (or the landscaping per Section 35.1308 oi <br />� the Zoning Code. <br />�26. A minimum of 400 square feet of open snace is required on the sile per Section 15.040 of the <br />Zoning Code. Calculations for open space areas must be provided on the plans submitted for <br />Building Permits. The open space area shall be improved with seating and Iandscaping as required <br />by code and as shown on the plan on file with the City dated May 18, 2005. <br />`�27. On-site recreation facilities must be provided per Section 15.050 of the Zoning (,�de. Prior to the <br />issuance of Building Permits, the Planning Department must approve a plan for on-site recreation <br />facilities. As part of the building permit application, the Applicant must submit a recreation plan <br />including standards and specifications for recreation areas and equipment, both inside and outside <br />the building, including pictures of proposed equipment. If sufficient information is not known at time <br />of submitlal for building permits, minimum specificalions or examples must be provided. Prior to the <br />issuance of Building permits, tl�e Planning Department must approve a plan for on-site recreation <br />facilities. Tot lots mus! be located in central areas, where adequate supervision o( children can be <br />provided. <br />�28. Building facade modulation and roo(line variation must be provided per Section 15.090 of the Zoning <br />Code. The architectural entryway on lhe western fa�ade facing the street must be as shown on the <br />plan on file with the City dated May 18, 2005. This shall include the appearance of doors and <br />windows facing Rockeieller Avenue. <br />� <br />� <br />
