PLANNED ACTION FINDINGS <br /> Section 1: LAND USE <br /> Permitted uses <br /> Hotel is a use covered under the planned action. <br /> Maximum Height and FAR <br /> The maximum height on Colby Ridge is 200 feet, measured from the abutting public sidewalks. <br /> The proposed building height is approximately 100-115 feet high. <br /> The proposed FAR of 5.57 is allowed with the provision of two bonus elements. The applicant <br /> meets this requirement by providing below-grade parking and publically accessible open space. <br /> The project design is consistent with B-3 development standards, thus meeting the aesthetic <br /> and pedestrian orientation objectives for the downtown. <br /> Mitigation Measures <br /> No additional mitigation is required. <br /> Section 20 TRANSPORTATION <br /> Mitigation Measures <br /> None of the recommended key mitigation strategies will impact, nor be impacted by the <br /> proposal. No other mitigation is required. <br /> Parking Mitigation <br /> The B-3 zone does not require parking be provided for the proposed commercial uses.
