• <br /> INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effect at the time a complete building permit application is filed, <br /> including those not specifically set forth herein. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted o the Public Works Department, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion control, and all required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any permits being issued. <br /> 2. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 3. This project must comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 4. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based on <br /> projected water usage and can be substantial. The applicant is encouraged to obtain a copy <br /> of the ordinance and determine estimated charges prior to building permit application. The <br /> actual charges shall be computed by the Public Works Department per the ordinance in <br /> effect at the time and according to the information on the approved plans at the time of <br /> building permit issuance. <br /> 5. A traffic mitigation fee of$40,944 is due for this project. This fee is based on $450 per pm <br /> peak hour trip and the City of Everett's estimated pm peak hour trip generation for the <br /> proposed development. At applicant's option, the fee may be calculated based on a custom <br /> pm peak hour trip generation study for this specific project. <br /> 6. If the garage extends into right-of-way, it must be structurally sufficient to support the <br /> sidewalk or roadway above it. Any section of garage under or abutting a passenger loading <br /> area must meet roadway loading requirements. <br /> 7. City streets are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 8. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted <br /> per Design and Construction Standards and Specifications for Development. <br /> 9. Any broken or damaged sidewalk shall be repaired/replaced per the Public Works Inspector. <br /> 10. An easement is required for the parking garage area within the Colby Avenue right-of-way <br /> prior to issuance of building permits. <br /> 11. The plans submitted for Planned Action determination generally comply with the standards <br /> of the B-3 zone district. Building permit plans shall provide additional detail to ensure that all <br /> B-3 standards are met. The following items require additional detail and clarification. <br />
