a. Building Materials. Specify on building plans exterior building materials. See Section <br /> 19.22.020(D)(5)(c) EMC for limitations on the use of certain materials. <br /> b. Storefront Details. Section 19.22.020(D)(6)(a) EMC provides a menu of ground floor <br /> façade details, from which a minimum of three must be incorporated. Please indicate <br /> which elements are proposed and provide information in the form of narratives, cut <br /> sheets, photos, material samples and/or concept sketches in sufficient detail to <br /> communicate the nature of the proposed treatments. <br /> c. Ground floor height. Provide drawing showing that height of ground floor will meet <br /> minimum 15 foot height standard, measured from floor to ceiling (Section <br /> 19.22.020(D)(8)(c) EMC). <br /> d. Ground floor transparency. Provide transparency calculations showing the following <br /> standards are met. <br /> i. Along the Colby Avenue frontage, at least seventy-five percent of the area between <br /> two and ten feet above grade shall be transparent. This may include windows, <br /> transparent doors, and window displays at least twelve inches in depth and recessed <br /> into the building (Section 19.22.020(D)(8)(e) EMC). <br /> ii. Along Wall Street, at least forty percent of the area between two and ten feet above <br /> grade shall be transparent or include some other design feature acceptable to the <br /> city such as a landscaped open space (Section 19.22.020(D)(9)(b) EMC). <br /> e. Special Streetscape Treatment. The regulations provide a menu of special streetscape <br /> treatment options (Section 19.22.020(D)(2)(B) EMC) from which a minimum of two is <br /> required to be implemented. Indicate which treatments are proposed and provide <br /> information in the form of narratives, cut sheets, photos, material samples and/or <br /> concept sketches in sufficient detail to communicate the nature of the proposed <br /> treatments. <br /> f. Provide a detailed landscape and irrigation plan. <br /> 12. Signs will be reviewed under an application separate from the building permit. This may <br /> occur concurrently or subsequent to the building permit review. <br /> 13. Ladder apparatus access is required in accordance with the 2009 International Fire Code, <br /> Section D105. The unobstructed width of the access in the immediate vicinity of the building <br /> shall be 26 feet. At least one of the required access routes shall be located between 15 feet <br /> and 30 feet from the building and be positioned parallel to one entire side of the building. <br /> 14. When access to or within a structure or an area is unduly difficult because of secured <br /> openings or where immediate access is necessary for life saving or fire-fighting purposes, <br /> the Fire Department may recommend or require a key box to be installed. A rapid entry <br /> system may also be desirable in order to avoid unnecessary building damage during an <br /> emergency. Please call (425) 257-3124 for further information. <br /> 15. Four (4) Knox Boxes are required: a) one at entrance, b) one at sprinkler/alarm room, <br /> c) and one at each exit stairway door (2 total). <br /> If7 <br />
