2. This is an administrative decision that may be appealed to the City's Land Use <br />Hearing Examiner. An appeal must be filed with the City within 14 days of the <br />date of this notice. If you have questions regarding this proposal or if you wish to <br />file an appeal, please contact Steve Ingalsbe, City of Everett Planning Department, <br />at (425) 257-8731. <br />3. A Public Works Permit is required for this project. Detailed drawings in <br />accordance with City Design and Construction Standards shall be submitted to the <br />Public Works Department, showing site parking layout, landscaping, utilities, <br />storm drainage, temporary construction erosion control, and all required <br />improvements in the public right-of-way. Public Works Department approval of <br />these drawings is required prior to any permits being issued. All improvements <br />shall be completed, approved and warranted before the Occupancy Permit is <br />issued/final approval is granted. <br />4. Any grading/fill on this site shall be done so as to not impact the surrounding <br />properties. <br />5. A building permit is required for demolition and construction. Construction must <br />comply with the state of Washington Building Code. <br />6. Lack of comment on the plans submitted with the application does not constitute <br />approval of these plans. <br />7. City streets and alleys are to be kept clear of dirt and debris at all times during <br />construction. Dust suppression and street cleaning must occur as directed by the <br />Public Works Inspector. <br />8. Rooftop and site runoff must be tightlined to the sewer. <br />9. New water service and new side sewer services are required to be installed for this <br />structure as per City of Everett standards. <br />10. Any broken or damaged sidewalk shall be removed and replaced at the direction of <br />the public works inspector. <br />11. Eight paved off-street parking spaces are required. <br />12. Provide a five to six foot high solid fence between the off-street parking spaces and <br />the adjacent property to the north. <br />X <br />3 <br />
