BOARD OF <br />ADJUSTMENT <br />FINDINGS, CONCLUSIONS, AND ORDER VARIANCE #2-92 <br />Based upon the written request for a variance from the city's Zoning <br />Code by: <br />Applicant: Allan Ryason <br />3607 Rockefeller Ave. <br />Everett, WA 98201 <br />Location: 3607 Rockefeller Ave. <br />Zoning: R-3 Multiple Family Residential <br />Variance Requested: From the Use Standards Table for the R-3 zone <br />which limits the amount of accessory building space to a maximum of <br />15% of the total lot area and requires a minimum five foot setback <br />from the side property line. The subject property is 3,995 square <br />feet. This would allow a maximum detached garage building area of <br />599 square feet. There is an existing 678 square foot garage on the <br />property which is located 4 inches from the side property line. The <br />variance request is to allow a 105 square foot addition to the <br />existing garage and allow the addition to continue along the <br />existing garage wall providing only a 4 inch setback from the side <br />property line. <br />Land Use: Single family residence and garage <br />Adjacent Land Use/Zoning: North: single family/R-3 <br />South: single family/R-3 <br />East: alley/R-3 <br />West: Rockefeller/R-3 <br />Exhibits: <br />1. Narrative Statement <br />FINDINGS AND CONCLUSIONS- <br />Criterion No. 1: <br />That the variance is necessary because of exceptional or ex- <br />traordinary circumstances regarding the size, shape, topography, or <br />location of the subject property; or the location of a pre-existing <br />improvement on the subject property that conformed to the zoning <br />code in effect when the improvement was constructed. <br />a. Findings: The subject property was created in 1944. It has a <br />lot size of 32 feet by 120 feet and a total lot area of 3,995 <br />square feet. The existing residence and garage were built in <br />1912 .according to the Snohomish County Assessor's records. The <br />garage i5 located 4 inches from the north side property line. <br />
