, <br />����od�� <br />P�":lY Og 1987 <br />BOAAD OF ADJUSTMBNT <br />FINDINGS, CONCLOSIONS AND ORDEA .................................................................... <br />vARIANCE N0. 13-87 CITY OF EVERETT <br />Pub'ic Works Dept. <br />Based upon the written request for a variance from the City's zoning code by: <br />Roy MeCutehen <br />6031 Roekefeller <br />Evarett, WA 98203 <br />hereinafter referred to as "Applicant," for a varianee from E.M.C. <br />19.16.050(H) to allow: <br />a 56-square-foot addition built to zero lot line rather than the five <br />foat setback required by Code. <br />'on the folloxing described property: <br />Lots 15 and 16, Block 1� Langs FSrst Addition to Everett <br />commonly known aes 6031 Roekefeller <br />i <br />;The Hoard of Adjustment� following a public hearing on sald application held <br />on May 4, 198'/ and further having reviewed all testimony, makes the <br />folloxing Findings, Conclusions and Order: <br />i <br />'FINDZNGS AND CONCLUSIONS: <br />j1. That there have been exeepti aial or extraordinary circumstanees or <br />conditions applying to the subject property or as to the intended use <br />I thereof that do not apply generally to other properties in the sama <br />� vicinity or zone. <br />Finding: In 1962, the Board of Ad�ustment granted a Variance to <br />allow an addition to the original struature Which extended to the <br />south property line abutting Baker St. The addition, which created a <br />utility room and an enclosed stairxay on the south side of the <br />etruoture, created a complex roofline and did not extend the 11i11 <br />leagth of the structure. 1'he Applicant wlshes to square off the <br />atructure with this 56 square foot addltion. <br />Conclusion: The request appears to be reasonable. <br />2. That sueh variance is necessary for the preservation and enjoyment of <br />a substantial property rlght of the appellant possessed by Ehe owners <br />of other properties in the same vicinity or zone. <br />Findlna: This structure was built in 1942. Numerous other <br />nonconforming homes of that vintage in the older portions o£ the City <br />have been granted Variances to allox them to renovate and improve the <br />struatures With additions. <br />Conclusion: The Variance xould allow a property right possessed by <br />other similar home ormers. <br />3• That the authorization of such varianeP will not be materially <br />detrimental to the publie welfare or in�urious to property in the <br />vicinity or zone in whieh the property is located. <br />
