�� <br />;� <br />BOARD OF ADJUSTMENT <br />FINDINGS� CONCLUSIONS AND ORDER <br />VARIANCE N0. 13-87 <br />���r�odr��.� <br />h�:"iY U 8198 i <br />cmr oF eveRErr <br />Pur'ic works Dept. <br />Based upon the written request for a variance from the City's zoning code by: <br />fioy MeCutchen <br />6031 Rockefeller <br />Everett, WA 98203 <br />hereinafter referred to as "Applicant," for a variance from E.M.C. <br />19.16.050(B) to allow: <br />a 56-square-foot addition built to zero lot line rather than the five <br />foot setback required by Code. <br />'on tl�e following described property: <br />LoLs 15 and 16, Hlock t, Langs First Addition to Everett <br />i <br />�commonly knoWn as: 6037 8ockefeller <br />I <br />�The Board of Ad�ustment, following a publie hearing on said application held <br />on May 4, 1987 and further having reviexed all testimony� makes the <br />;folloxing Findings, Conelusions and Order: <br />I <br />FINDINGS AND CONCLUSIOWS: <br />i1. That there have been exceptional or extraordinary circumstances or <br />� conditions applying to the subject property or as to the intended use <br />j thereof that do not apply generally to other properties in the same <br />� vieinity or zone. <br />t <br />I Finding: In 1962, the Board of Adjustment granted a Variance to <br />allow an addition to the original strueture srhich extended to the <br />south property line abutting Baker St. The addition, whieh created a <br />utility room and an enclosed stairxay on the south side of the <br />atrueture, created a complea roofline and did not extend the full <br />I length of the structure. The Applicant wishes to squ�.re off the <br />etructure with this 56 square foot addition. <br />Conelusion: The request appears to be reasonable. <br />That such variance is necessary for the preservation and enjoyuent of <br />a substantial property right of the appellant possessed by the owners <br />of other propertiey in the same vicinity or zone. <br />Finding: This structure Was built in 1942. Numerous other <br />noneonforming homes of that vintage in the older portions of the City <br />have been granted Varianees to allox them to renovate and improve the <br />struct�res with additions. <br />Conclusion: The Variance would allow a property right possessed by <br />other similar home owners. <br />That the authorization of such variance uill not be materially <br />detrimental to the public aelfare or injurious to property in the <br />vicinity or zone in Which the property is located. <br />
