FINDINGS AND DECISION <br />OF THE HEARING EXAMINER OF THE <br />CITY OF EVERETT <br />IN THE MATTER OF THE APPLICATION <br />OF McCLEAN IRONWORKS FOR APPROVP L <br />OF A SHORELINE SUBSTANTIAL_ DEVELOP- SMA #07-008 <br />MENT PERMIT AND REVIEW PROCESS II REV II #i07-019 <br />DECISION: A Shoreline Substantial Development Permit and <br />Review Process II (reasonable use exception) for a <br />steel fabrication and storage facility is granted for <br />property at 2000-2200 Block of Ross Avenue, Everett, <br />Washington. <br />INTRODUCTION <br />McClean Ironworks (Applicant) requested approval of a Shoreline Substantial <br />Development Permit (Shor dine Permit) to allow construction of a steel fabrication and <br />storage facility that would include a 45,000 square foot building, outdoor crane ways <br />and storage, and 79 parking spaces. The Applicant also requested a reaseriable use <br />exception for a reduction of the shoreline buffer from 200 feet to 33 feet at its narrowest <br />point with i e rtajority of the buffer being less than 90 feet. The projtct is proposed to <br />be developed at approximately 2000-2200 Block of Ross Avenue, Everett. Washington <br />(subject property) and is adjacent to a significant shoreline within the State of <br />Washington, the Snohomish River. <br />A hearing was held before the Hearing Examiner of the City of Everett on March 27, <br />2008.
