INFORMATION FOR DEVELOPER <br />The following information is provided for the developer's benefit. These are not SEPA conditions but are <br />associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit application is filed, including <br />those not specifically set forth herein. Contact the Planning Department for information regarding appeals <br />processes for the requirements listed in this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance with City Design and <br />Construction Standards shall be submitted to the °ublic Works Department, showing site parking layout, <br />landscaping, utilities, storm drainage, lempaary construction erosion control, and all required <br />improvements in the public right-of-way. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvements shall be completed and approved <br />warranted before the Occupancy Permit is issued/final approval i , granted. <br />2. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br />Calculations demsonstraling the parking requirements are met must be submitted with the building <br />permit application. <br />3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />4. This project must comply with the current City of Everet' Building Code and Sprinkler Ordinance. <br />5. Special charges for connection to the water system in accordance with Ordinance 1998-94 and <br />subsequent revision are applicable. These charges are based on projected water usage and can be <br />substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine estimated <br />charges prior to building permit application. The actual charges shall be computed by the Public Works <br />Deoartment per the ordinance in effect at the time and according to the information on the approved <br />plans at the time of building permit issuance. <br />6. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />7. A one-year warranty is required on the public improvement for an amount not less than10% of the cost <br />of construction and ;hall run for one year from the date of final approval/issuance of the first Occupancy <br />Permit. <br />8. A two-year guarantee is required for private retention/detention or other drainage treatment/abatement <br />facilities serving areas larger than one acre. <br />9. On -site water main will be staked within an easement to the City. The easement will be submitted to th <br />City prior to issuance of permits. <br />10. As builts of storm sewer and water systems will be required to be submitted per City Design and <br />Construction Standards and Specifications for Development. <br />11. Approval from the Snohomish Health District will be required for the sewage disposal method. <br />12. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding is <br />not practical due to weather or seasonal problems, the ground must be covered with mulch as directed <br />by the City Engineer. <br />
