Plans for the construction and maintenance of all waste water treatment <br /> systems (including oil/water separators and water-treatment swale) are <br /> to be submitted to the Department of Ecology for review. A <br /> determination will be made at that time regarding the requirement for a <br /> National Discharge Elimination System (NPDES) permit (call Russ McMillan <br /> of DOE at 459-6814 for further information). <br /> 9. Detailed drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department showing <br /> site parking layout, landscaping, utilities, storm drainage, and <br /> temporary construction erogion -control. Public Works Department <br /> approval of these drawings is required prior to any permits being is- <br /> sued. All improvements shall be completed, approved, and warranted. <br /> before the Occupancy Permit is issued. <br /> 10. City streets are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as <br /> directed by the Public Works Inspector. <br /> 11. An LID covenant for future improvements to Ross Avenue is required prior <br /> to issuance of Public Works permits. <br /> 12. Landscaping shall be provided per Section 35 of the Zoning Code (Exhibit <br /> 6), Table 46-1 and Section 35.050(C) of the Zoning Code for the <br /> following areas: <br /> a. Type III landscaping a minimum of five feet in width along the <br /> east and west side property lines. <br /> b. Type III landscaping a minimum of ten feet in width along the <br /> north front property line adjacent to Ross Avenue. <br /> 13. Prior to issuance of any permits, landscaping plans must, be,.,reviewed and <br /> approved by the Planning Department per Section 35.100 of the Zoning <br /> Code. The landscaping plan must show location of grassy swales, <br /> rockeries and retaining walls, and grades. <br /> '2 A two-year maintenance assurance device must be provided for the <br /> landscaping per Section 35.130(B) of the Zoning Code. <br /> 14. Parking must be per City Zoning Code and City Design and Construction <br /> Standards. One space for each employee on the maximum shift is required <br /> (for the three anticipated employees, three spaces). <br /> 15. Fire Department requirements are as follows: <br /> a. Fire Flow - Uniform Fire Code standard minimum is 1,500 GPM. An <br /> existing hydrant on the road outside the property can supply a <br /> maximum of 500 GPM. A 6" drafting station is required at the <br /> river. <br />
