17. Access - The International Fire Code requires that all new structures shall provide Fire Department <br /> access roads to within 150 feet exterior walking distance of all portions of the ground floor. Fire <br /> Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed,paved <br /> driving surface, exclusive of shoulders, with a minimum clear height of 13'6". Inside turn radii must be <br /> 35 feet. Outside turn radii must be 55 feet. Slope approach and departure angles must not exceed 8 <br /> degrees. Fire lane grade must not exceed 10 percent. Fire lane construction must comply with <br /> AASHTO H30 load capacity (74,000 GVW). Fire Lanes will be posted and maintained as required by <br /> the Fire Department. Unorthodox access which meets code requirements but is too unusual for crews <br /> will not be allowed. Slope approach to the back lot must meet Fire Department standards. <br /> 18. A building footprint and lot layout for this project shall be provided to the Fire Marshal's Office on <br /> CD/DVD. <br /> Planning Department— Steve Ingalsbe <br /> 1. Building setbacks must be a minimum of 12 feet from the curb line along Evergreen Way and 15 feet <br /> from the east 147 feet along the southern most lot line. Building height shall be a maximum of 75 feet at <br /> its proposed location. <br /> 2. Along Evergreen Way,the sidewalk must be a minimum of eight feet in width. <br /> 3. The Planning Director approves a landscape modification as requested by the applicant to reduce the <br /> required four-foot wide landscape strip along the curb to three feet in width. The landscape plan shows <br /> only shrubs within the three-foot wide landscaped strip along the curb rather than street trees as required <br /> by code. The required street trees will be provided within a four-foot wide planter strip behind the <br /> sidewalk along Evergreen Way on private property. The street trees are required to be placed within a <br /> minimum four-foot by six-foot vault or other method as approved by the city to prevent root penetration <br /> and sidewalk damage. Spacing of trees shall average not more than thirty feet. Street trees shall be a <br /> minimum of two-and-one-half-inch caliper at the time of planting. The topping, shearing or pollarding of <br /> street trees is prohibited. All required street trees and landscaping shall be irrigated. Dead, diseased, <br /> stolen,vandalized or damaged trees shall be replaced within three months. <br /> 4. Building entries must have a direct pathway a least eight feet wide to the public sidewalk. Such <br /> entries should face the street. Where entries are located on the side of the building they must be visible <br /> from the street and connected to the public sidewalk by a pedestrian pathway. <br /> 5. All vehicle maintenance work shall be performed in an enclosed building when located within one <br /> hundred fifty feet of lots located in residential zones. The garage doors of the building may not face <br /> toward the residentially zoned properties (the east 147 feet along the southern most lot line). <br /> 6. Inoperable vehicles, used or discarded tires and vehicle parts shall be screened from view by a solid <br /> sight-obscuring fence and landscaping. <br /> 7. Vehicle washing facilities are not permitted within fifty feet of residentially zoned lots. <br /> 8.
