A <br /> /7*/ Ar rd w <br /> Am,(R:117/PAVIF <br /> CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION <br /> Change and Expansion of Nonconforming Use <br /> NCU14-009 and NCUS7-003 <br /> Review Process II #14-015 <br /> April 13, 2015 <br /> The City of Everett Planning Director grants approval of a request by Mike and Rebecah Reutimann <br /> for the property at 1303 and 1301 E. Casino Road in Everett, WA to: <br /> a. Change the use of an existing cabinet shop into a metal machine shop; <br /> b. Change the use of the existing office to a single family residence and; <br /> c. Construct a new roof over the rear loading area, with the following conditions: <br /> 1. Obtain all applicable permits required by the City of Everett. This project will require a <br /> Public Works permit, construction permits and an operations permit from the Fire <br /> Department. Separate permit applications are required for each new or modified structure. <br /> Final approvals are required for all construction permits issued by the City prior to <br /> occupancy and business operations. Permit applications can be obtained from the Permit <br /> Services counter at 3200 Cedar Street,2"d Fl, or at https://everettwa.gov/Permits. <br /> 2. Change of occupancy to single family residence should be shown to comply with <br /> International Residential and Property Maintenance Codes. The new roof at the loading <br /> area should be shown to comply with the International Building Code. A common site <br /> t` plan indicating imaginary property lines between structures under permit and existing <br /> structures should be submitted with each permit application. <br /> 3. Paved parking is required to be provided at 1 space for every 600 square feet of machine <br /> shop. At a minimum, 13 parking spaces are required for the machine shop and 2 spaces are <br /> required for a single family residence. If the single family residence is not converted, <br /> parking will be required at 1 space forery 400 square feet for the existing use as an <br /> office. <br /> 4. Existing gravel areas on the property and abutting the right-of-way that will not be paved <br /> will need to be removed and landscaped according to Chapter 35 Landscaping and <br /> Screening Requirements. <br /> 5. Parking lot surfacing, layout, striping, drainage, compact parking stalls, accessible parking <br /> stalls, parking stall sizes, aisle width and other construction details shall be in accordance <br /> with the construction standards of the city engineer. <br /> 6. Noise Control Compliance. The conversion to a metal machine shop requires compliance <br /> with the City of Everett Noise Control regulations in accordance with Chapter 20.08 of the <br /> Everett Municipal Code (EMC). This property is restricted to the maximum permissible <br /> noise level of District II because of its nonconforming status. The surrounding properties <br /> are within District I.
