The number,size and location of signs and lighting, especially as they relate to more <br /> sensitive land uses. <br /> Findings: No signs are proposed. <br /> Conclusions: All signs must comply with Sign Category D of the zoning code. Sign Category <br /> D requirements can be found in Chapter 36 of the EMC. <br /> 7. The landscaping, buffering and screening of parking, loading and storage areas. <br /> Findings: Landscaping is required per Category B, Chapter 35 of the EMC as stated above in <br /> Condition #8. No outdoor storage is allowed. Landscaping is required to be installed prior to <br /> final approval and business operations. A maintenance assurance device shall be required at the <br /> time of final landscape approval. Mature landscaping should be retained. <br /> Conclusions: New landscaping will help to buffer and screen general business operations <br /> from the surrounding residential properties and increase the aesthetics of the property. <br /> 8. The generation of nuisance irritants such as noise, smoke, odor, glare, visual blight or <br /> other undesirable environmental impacts. <br /> Findings: The Applicant states that many of the nuisance irritants such as noise and dustwill <br /> be reduced with a metal machine shop than what the cabinet shop produced over the years. <br /> There shouldn't be odor or other visual blight associated with the machine shop. All equipment <br /> and machinery will be stored indoors. They will continue to use a fork lift for their business <br /> operations as did the cabinet shop. The metal machine shop is also a lower fire hazard than the <br /> cabinet shop. <br /> Conclusions: Overall, the metal machine shop should generate less nuisance irritants than the <br /> previous use. The Applicant is required to control noise per the City's Noise Control <br /> regulations as detailed in Condition # 6. Every effort should be made by the new business to <br /> control noise. <br /> 9. Consistency with the goals and policies of the Everett General Plan and the purpose of the <br /> zone in which it is located. <br /> Findings: The site is designated 1.2, Single Family Detached, 5-10 dwellings per acre, on the <br /> City of Everett's General Plan map. <br /> Conclusions: The new use will continue to be inconsistent with the Everett General Plan and <br /> purpose of the zone in which it is located but will continue to be a nonconforming <br /> manufacturing use. <br /> 10.
