The site has sufficient area to provide for off-street parking,landscaping and screening <br /> from adjacent uses. <br /> Findings: The site is approximately 31,992 square feet and has sufficient area to provide for <br /> the 15 spaces required for off-street parking and landscaping. The proposed site plan, dated <br /> 3/6/2015 shows a preliminary landscaping and parking layout, which appears to have sufficient <br /> area for these improvements. <br /> Conclusions: The site has sufficient area to provideFor off-street parking, landscaping and <br /> screening. <br /> 3. Provides a service to the general area. <br /> Findings: The proposed use is a metal machine shop. The machine shop manufactures <br /> aerospace tooling and machined components. The primary customers are in the aerospace <br /> industry. The primary products are machined out of various metals, but mostly aluminum. The <br /> Applicant states that these parts are generally not large, most often the size of a shoebox or <br /> smaller and occasionally the size of a bicycle. The parts can weigh from a few ounces to a few <br /> hundred pounds. A detailed list of the types of machines was submitted as part of the <br /> application. <br /> Conclusions: The proposed use will provide a service to the general area, specifically the <br /> aerospace industry. <br /> 4. The adequacy of streets, utilities and public services to accommodate the proposed use. <br /> Findings: The property fronts on East Casino Road and Rainier Drive. Both streets are paved <br /> and East Casino Road is improved with curb, gutter and sidewalk. No frontage improvements <br /> are required for Rainier Drive. <br /> Conclusions: East Casino Road and Rainier Drive are adequate to accommodate the change of <br /> use. <br /> 5. Compatibility of the proposed use or building to surrounding properties, especially as it <br /> relates to size, height, location and setback of buildings. <br /> Findings: No major changes are proposed to the buildings as it relates to their size, height and <br /> location. The existing covered loading area is required to be removed but it may be rebuilt with <br /> a construction permit.
