In consideration of fhe option money and celluiar telephones to be <br />given by Lessee fo Lessor after executian of #his Agreement by both parties, Lessor hereby <br />grants to Lessee the right and option (the "�ption"} to lease #he Premises on the following <br />terms and conditians. The date on wt�ich this AgrBement has been executed by bofh Lessor <br />and Lessee shall thereafter be considered #he "Effeciive Date" of this Agreement. <br />Said cellular teie�hones shal[ be #he sole property and responsibility of Lessor_ Service <br />charges (monthly access, air time, etc.} sha�� be the responsibility of fhe Lessor. <br />2.Q2 Ex�rcise of Opiior�. The Option may be exercised by Lessee at any time during <br />the Qption Period by notice from Lessee to Lessor. �essee's notice shal! sta#e the <br />Commencement Date. If L�ssee fails to exercise fhis Opfion within the Option <br />Period, atl rights and privileges granfed in this Agreemen# shal! be deemed �ampleteiy <br />surrendered, this Option shall be #erminaied, and Lessor shall retain all money paid for the <br />Option, and no additional mon�y shal! be payab(e by either party to the other. <br />2.04 Riqht of Entry. Lessor sh�ll p�rmit Lessee, during the Optian Period, inc#uding <br />any extensions thereof, free access #o the Property and the Premises, at Lessee's cas#, to <br />conduct surveys, subsurface boring tests, feasibility and final cvnfiguration assessments, <br />environmental assessments, and ather inspections of the Property and Premises, ai Lessee's <br />cost, as I�esse� may deem necessary. At ihe expiratian of the Option Period ar any ex#ension <br />ther�of, if Lessee has not exercised its Optian, Lessee wilf restore the Premises to their <br />originaf condition at the Effective Date, reasonable wear and tear excepted. <br />ARTICLE 3. <br />3.01 Lease Term The ferm of this Lease shal! begin on the Commencement Dafe and <br />shali expire on the Expiration Date.
