/roei/ comam <br /> RESOLUTION NO. 48 2 7 <br /> RESOLUTION OF INTENT TO REZONE <br /> "BARTELL DRUG COMPANY" <br /> A Resolution of the City of Everett Approving a Development Proposal Located at the <br /> Northwest Corner of 19th Street and McDougall Avenue, and Setting Forth Conditions to Which <br /> the Development Proposal Shall be Subject, and Declaring Its Intent to Rezone Said Property <br /> from R-2 to B-2 Upon Approved Completion of Certain Specified Improvements on Properties <br /> Which are Proposed to be Rezoned <br /> WHEREAS, Bartell Drug Company, represented by Gary O'Leary of Dykeman Architects, has <br /> filed an application to rezone property located at the northwest corner of 19th Street and <br /> McDougall Avenue from R-2 (Single Family Medium Density) to B-2 (Community Business) <br /> for the purpose of parking for a proposed business to be located adjacent to the west, on the east <br /> side of the 1800 block of Broadway; and <br /> WHEREAS, the B-2 zone allows a wide range of commercial uses which could have a <br /> detrimental impact on the single family residential zone located on the east side of the 1800 <br /> block of McDougall Avenue; and <br /> WHEREAS, the proposal includes a parking reduction of ten percent; and <br /> WHEREAS, the Hearing Examiner after public hearing and consideration of the <br /> recommendation of the Planning Department did adopt certain Findings and did recommend to <br /> the City Council that the proposed rezone and parking reduction be approved subject to the <br /> specific conditions set forth in said recommendation; and <br /> WHEREAS, the City Council Finds: <br /> 1. The rezone is consistent with the Everett Comprehensive Plan; and <br /> 2. The rezone bears a substantial relation to the public health, safety and welfare and <br /> promotes the best long term interest of the Everett Community; and <br /> 3. The terms of the Resolution that limit the use of the property and establish <br /> standards for the development of the area proposed to be rezoned, are sufficient to <br /> mitigate adverse impacts upon the adjacent residential area; <br />
