Section 22.020.D.5.a—Building Design—Window Treatments: The project narrative states that <br /> that some opaque spandrel glass panels will be used in the commercial space. Additional detail must <br /> be provided showing the location of these panels and demonstrating that the transparency <br /> requirement of 40 percent will be met on the ground floor. <br /> 3. Section 22.020.D.5.d—Building Design—Building Entrances: Provide additional details showing <br /> the design, location and dimensions of canopies and overhangs. <br /> 4. Section 22.020. D.5.e- Building Design—Building Corners: The standards require use of either <br /> turrets, special balcony or bay window, curved facade, or other treatments. It is not clear from the <br /> elevations or narrative information how this standard is being met. <br /> Findings Concerning FAR Bonus Design Elements: <br /> The proposed bonus design element proposed is provision of below grade parking for 230 vehicles. The site <br /> slopes up from west to east with an elevation gain of approximately eight feet. The standard requires that at <br /> least 40 percent of parking must be below grade. From the application materials, it appears this standard is <br /> met. The parking would be located under the building and courtyard areas. With this bonus design element, <br /> the total permitted FAR for the project increases from 3.0 to 4.0. Proposed FAR is 3.3. <br /> Fire Department Requirements: <br /> 1. Access - O.K. as shown on the site plan reviewed. <br /> 2. A Knox Box is required. <br /> 3. Security Fence- Any security fence erected around the construction site shall he located so as to not <br /> obstruct any existing hydrant, fire protection equipment, or Fire Department access. If Fire <br /> Department access is obstructed, gates or other openings shall be provided for access. <br /> 4. Premise Identification- Premises shall be clearly identified by the correct address at the street entry. <br /> Buildings shall be clearly identified so as to be visible and legible from the access road. Individual <br /> apartments and suites, where applicable, shall be clearly and legibly identified from the access road. <br /> 5. Fire Hydrants - Locations as planned are acceptable. <br /> 6. Based upon 291,119 square feet of Type I, III-A, and V-A sprinklered construction,the fire flow <br /> requirement is 3000 gpm. <br /> The fire flow requirement was determined using the algorithm in Appendix B of the 2003 <br /> International Fire Code Commentary. <br /> 7. Portable Fire Protection - A portable fire extinguisher with a minimum U.L. rating of <br /> 2-A:10-B:C shall be provided within 75 feet of travel on all floors of each building during <br /> construction and prior to occupancy. <br /> 7 <br />
