K <br />2. Conflicts with the existing public sewer and water mains in the <br />location of the proposed addition will need to be mitigated by <br />relocation and approved by the Public Works Dept. (The Standards and <br />Specifications Manual and SEPA Utilities Policies) <br />3. An easement for maintenance of the public sewer and water mains in <br />their new location must be granted to the City of Everett prior to <br />permits being issued per the Standards and Specifications Manual. <br />(SEPA Utilities Policies) <br />4. Parkins must be provided per City Zoning Code and City Design and <br />Construction Standards. A minimum of 261 parking parking stalls are <br />required for the proposed expansion. (SEPA Trans portation/ Circu.ation <br />Policies) <br />5. The public right-of-way being proposed for use as a parking area must <br />be leased from the City or vacated per Ordinance #1048-84. (SEPA Other <br />Policies) <br />6. A minimum of 5% of the parking area must be landscaped in compliance <br />with Section 19.40.050 of the Zoning Code and Section 1.13 of the <br />Standards and Specifications Manual. (SEPA Light and Glare and <br />Aesthetics Policies) <br />The lead agency for this proposal has determined that it does not have a <br />probable significant adverse impact on the environment. An Environmental <br />Impact Statement in not required under RCW 43.21C.030(2)(c). This <br />determination assumes compliance with state law and City ordinances related to <br />general environmental protection including but not limited to right-of-way <br />improvement requirements, drainage, etc. This decision was made after review <br />of a completed environmental checklist and other information on file with the <br />lead agency. This information is available to the public on request.
