The <br /> proposed garage/shop has a footprint of about 998 sq.ft. with a 20 foot front yard <br /> and surrounding yard areas of approximately 11 feet. If a single family residence <br /> were to be constructed on th(s site it would have a lypical building footprint of about <br /> 1,500 to 1,750 sq.ft. combined with front, side and rear yard areas. <br /> The proposal results in less imp=ct to the environmentally sensi:rve areas on the <br /> sile than a typical single family rc�sidence with yard areas which could be built on <br /> the site. <br /> 2. The proposed development does not pose a threat to the publlc health, <br /> safety and welfare on or off of the sunject lot. The adjoining lot to the south is <br /> developed with a single family residence and will be combined with the subject <br /> prope�rty. The adjoining lot to the north is vacant. Other properties in the area are <br /> developed with single-family residences. Therefore, the proposal is not anticipated <br /> to pose any threat to the public health, safety or welfare. <br /> 3. Any alteratfons permltted to fhe requirement of this Ordinance shall be the <br /> minimum nacessary to allow for reasonable use of the property. The required <br /> wetland buffer for riparian wetland corridor is 75 feet. The majority of the lot <br /> consists of a stream channel with associated wetland areas and their buffer. <br /> There is an upland area located at the eastem portion of the site that is not within a <br /> wetland or buffer area. However, access to this portion of the site would requfre <br /> crossing of the stream channel and wetland areas on the site and would result in <br /> substantially more impact than what is proposed. The proposed buffer alteration <br /> is the minimum necessary to allow for reasonable use of the property. <br /> 4. The ina6ility o/the applicant to derJve reasona6/e economlc use of the <br /> property!s not the result of actions by the appllcant in subdividing the <br /> prope►ty or ad/usting a 6oundary Ilne thereby creaNng.the undevelopab/e <br /> condltlon affer the effective date of thls Ordinance. The lot was platted many <br /> years prior to adoption of the wetland regulations pertaining to this proposal. The <br /> subject lot is 100 feet wide by 320 feet deep ror a lot area of approximately 32,000 <br /> square feet whfch far exceeds the minimum lot requirements of the R-1 zone. <br /> 5. The proposa!mitigates the lmpacts on the environmentally sensltive areas to <br /> the maximum extent poss/ble. Conditions have been imposed upon the project <br /> which will mitigate potential c>nvironmental impacts. Mitigation requirements <br /> include enhancing the remaining buffer area along the westem portion of the <br /> stream/wetland corridor where the development is proposed. Also, the applicant is <br /> placing approximately 89% of the subject lot together with approximately 50°!0 of <br /> th= adjoining lot to the south in a native growth protective covenant. The Applicant <br /> will also be required to place a permanent fence along the edge of the wetland <br /> buffer, and temporary siltation fencing during clearing, grading and construction <br /> activities. <br /> �(o <br />
