� � <br /> DECISION: The City of Everett Planning Director hereby grants approval to conshuct a <br /> ne�v approximately 998 sq.ft. garage/hobby shop buildir�g within the required 75-fooi <br /> wetland buffer with the following conditions. <br /> 1. Development of the site shall be consistent with the approved site plan attached to <br /> this d��cision. <br /> 2. A building permit is required for lhe prcposal. <br /> 3. Provide a permanent fence along the edge of the reduced wetiand buffer as shown <br /> on the approved site plan. Solid board, post and rail, chain link, pickat fence or <br /> other type of fence that is acceptable to the Planning Department shall be used. <br /> Post a minimum of hvo environmentally sensitive area signs on the fence. <br /> 4. Mitigation for the development proposal is requfred. Mitigation shall be the <br /> preservation of the undisturbed upland areas east of the wetlandlstream comdor <br /> which shall be included in the enviromentally se�sitive area covenant. In addition, <br /> mitigation shall also include the plantinq of new trees within khe bi�' �r near the <br /> development area at a replace�ient ratio of three new trees te each tree that is <br /> removed from the site. <br /> 5. Provide a recorded Environmertally Sensiti�e A�ea Protective Covenant protecting <br /> the stream/wetland corcidor along witn buffer areas and the additional mitigation <br /> areas as shown on the approved site plan. <br /> 6. An erosion control plan is required to be submitted and approved by the Pubflc <br /> Works Department prior to issuance of permits. <br /> 7. Keep city streets at all times during construction. <br /> APPEALS: This determination may be appealed to the Land Use Hearing Examiner. <br /> Any such appeal must be filed within 14 days of the date specified below. Appeal forms <br /> are available from the Planning Department and must be submitted along with the <br /> required filing fee.
