E�EqErr w•y�r� <br /> 3rd Avenue Self Storage �em� <br /> Dear Mr. Nelson: <br /> This letter is in response to the Planning Oepartment's review of <br /> your detailed plans submitted to the Building Department for the <br /> mini-storage facility located east of ]rd Ave. SE and south of <br /> Everett Mall Way. Our comments are based on requirements listed <br /> in the SEPA determinations for the fill of the site (SEPA <br /> �166-88) and construction of the buildings on the site (SEPA <br /> N93-B9) . The Mitigated Determinations of Non-Significance for <br /> the two proposals are attached. <br /> The application/site plans must be revised to reflect the <br /> following conditions: <br /> SHPA 1166-88 <br /> 1. An HPA is required. Please attach a copy of the HPA with the <br /> application. <br /> 2. A final wetland mitigation plan and landscaping plan must be <br /> completed by the wetlands expert/biologist and submitted with <br /> the application. This final plan must be in conformance with <br /> Condition 2 on page 2 of the MDNS. <br /> 3. Tn compliance with Cundition 3 on page 2 of the MDNS, you <br /> must record a covenant against the property or dedicate the <br /> wetland and buffer to the City. A copy of a covenant must be <br /> submitted with your plens. <br /> 4. A detailed landscaping plan must be provided in conformar.ce <br /> with conditions 5, G, and 7 of the MDNS. Landscsping <br /> required along the south property line in condition 6 must be <br /> designed as part of the detailed Wetland Mitiqation Plan. <br /> Additional landscape width may be required in plantings <br /> cannot meet the intant of the conceptual wetland mitigetiun <br /> plan and the buffering requirements. <br />
