A minimum of 58 of the parking area must be landscaped in <br /> compliance with Section 19.40.050 of the Zoning Code and <br /> Section 1.13 of the Standards and Specifications Manual. <br /> Plantings must consist of a minimum of 75� of the area in <br /> groundcover and a minimum of 6 evergreen trees or shrubs for <br /> each 100 square feet of required landscaped area. Plantings <br /> � should he a minimum of three feet in height at time of <br /> planting. (SEPA Aesthetics and Light and Glare Policies) <br /> 8. A fire hydrant is required within 200 driving feet but not <br /> closer than 50 feet of every structure. Hydrants must be <br /> located alor.g the access road, with locations to be approved by <br /> the Fire Marshal. All required hydrants and access roads must <br /> be in service prior to commencement of construction. (S�PA <br /> Public Services and Utilities Policies) <br /> 9. Fire vehicle access is adequate, except around the east end of <br /> building A. Adequate accese must be provided, with Fire Mai:hal <br /> approval. (SEPA Public Services and Utilities Policies� <br /> 10. A sprinkler system is required per the :ire Marshal Po`.icy, <br /> attached. The system must be installeu in compliance ���ith NFPA <br /> Standard 13. The system must be monitored at remote ce�.�tral <br /> station. A local sprinkler alarm must be provided. (SEPA Public <br /> Services and Utilities Policies) <br /> The lead agency for this proposal has determined that it does not <br /> have a probable significant adverse impact or� the environment. An <br /> Environmental Impact Statement is not requir�ad under RCW <br /> 47.21C.070(2)(c). This detetmination ass��mes compliance with state <br /> law and City ordinances related to general e:nvironmental protection <br /> includinq but not limited Co riqht-of-way improvement requirements, <br /> drainage, etc. This decision was made after review of a completed <br /> environmental checklist and other information on file with the lead <br /> agency. This information is available to the public on request. <br /> This Determination of Non-Significance is epecifically conditioned <br /> on compliance with the conditions attached hereto vhich are <br /> incorporated by reference as if fully set forth herein. <br /> A 15-day public comment period on this proposal ended on october 27, <br /> 1989. This DNS was revised in response to comments received. <br /> 3 <br />
