Detailed drawings in accordance with Ci!y Design and Construction �tandazds shall be submitted to <br />the Public Works Department, showing unlities, storm drainage, temporary construction erosion <br />control, and all required improvements m the public right-of-way. Public Werks Department <br />approval of these drawings ts required prior to any permits being issued. All improvements shall be <br />completed, approved and warranted before the final approval is granted. <br />2. Temporary erosion control measures for construction activity rnust be operational prior to <br />commenccment of any clearing or earthwcrk. <br />3, ,4ny grading/fill on this site shall be done so as to not impact the surrounding properties. <br />4. City streets are to be kept cleaz of dirt and deUris at all times during construction. Dust suppresston <br />and stree[ cleaning must occur as directed by the Public Works Inspector. <br />5. Public water main must be installed for this project in accordance with City Design and Construr.tion <br />Standards. <br />i <br />6. A fire hydrant capable of providing the required fire flow must be located within 200 driving feet of <br />the structure. The City Fire Marshall must approve location of the hydrant. The hydrant must meet <br />City specifications. <br />A one-yeaz guarantee is required on the public improvement for an amount not less than 10°�0 of the <br />cost of construction and shall run for one year &om the date of final appreval. <br />8. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br />Design and Construction Standards and Specifications for Development. <br />9. The net new one (1) PM Peak hour trip ger.erated by this project yields a traffic mitigation fee of <br />$900.00, which must be paid prior to issuance of construction permits. <br />10. Walkways must be provided Crom the public sidewalk to each building meeting ADA standards. The <br />onsite crosswalk should be 8' wide. <br />11. Detention of stormwater runoff is required in accordance wi�h Ci[y standards. <br />12. Treatment of stormwater runoff will be required if the project will create and/or redevelop more than <br />5,000 square feet of pavement. Anything other than routine maintenance of pavement (such as re- <br />striping ar,d overlay�ng) is considered redevelopment of the pavement. <br />The options for storm water treatment are: <br />a) a wetpond; <br />b) a constructed wedand. <br />l3. All storm water facilities shall be designed in accordance with City standards. <br />14. Parking must be per City Zoning Code and City Design and Construction Standards for Development. <br />15. This project must comply with the current City of Everett Building Code and Sprinkler Ordinance. <br />
