Parking must be per City Zoning Code and City Design and Construction Standazds and <br />Specificaticns. For tlie 22-unit proposed addition ro an existing assisted living facility, a minimum of <br />I 1 parking stalls is required. Note: this assumes that each unit can accommodate up to two residents. <br />A minimum of two handicap spaces must be provided. <br />18. A pedestrian circulation system for the site must be approved by the Planning Director and Traffic <br />Engineer prior to the issuance of any building permits. Walkways must allow pedestrians and <br />wheelchairs to gain easy access &om sidewalks and bus stops to building entrances through the use of <br />paths which are physically separated from vehicle traffic and maneuvering areas. (See the city's <br />Design and Construction Standards and Specifcations Manual and Section 39.165 of the Zoning <br />Code.) • ( <br />19. Placement and screening of refuse disposal azeas must be provided per Sectioti 39.U80 of the Zoning <br />Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br />commercial, industrial, and institutional developments azid shall not be located in a required <br />front yard setback area, or street side setback azea for comer lots. Where an alley abuts a lot, <br />the garbage receptacles, dumpstcr, or recycle bin shail be located adjacent to the alley. <br />b. All garbage dumpsters and recycle bins must be screened from view from the street and from <br />adjacent properties. This screening may be done using dense vegetation or b}� placing the <br />dumpster or recycle bin in a structural enclosure. <br />c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse Removal, <br />Inc. at 259-0044 for azeas generally north of 112th Street. For areas east of I-5 &om Valley <br />View south, contact Wzste Management Northwest, Inc. at 337-1197. <br />Z0. Any rockeries or retaining walis proposed in required setback azeas must be in conformance with <br />Section 39.150 of'the Zoning Code. <br />2 i. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the Zoning <br />Code. <br />22. Building setbacks must be a minimum of 10 feet front yard (noRh lot line); 5 feet side yard (west lot <br />line); and 10 feet rear yard (south lot line). Building height sha!l be a maximum of 28 feet. <br />23. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must include <br />the following: <br />a.
