INFORMATZON FOR DE�IELOPER: <br />The following information is provided for the developer's <br />benefit. All comments are preliminary in nature, and are <br />based upon the preliminary site plan and the ordinances in <br />effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinances in effect at the time a <br />complete buildinq permit application is filed, including <br />those not specifically set forth herein. (Exception: For <br />vesting under the Zoning Code, please refer to Section 44 of <br />the Zoninq Code). Contact the Planning Department for <br />information reqardinq appeals processes for the requirements <br />listed in this document. <br />�etailed drawinqs in accordance with City Design and <br />Construction Standards shall be submitted ta the Public <br />Works Department showinq site parking layout, <br />landscaping, utilities, storm drainage, temporary <br />construction erosion control, and a)_1 required <br />improvements in the public right-of-way. Public Works <br />Department approval of these drawinc�s fs required prior <br />to any permits beinq issued. All improvements shall be <br />completed and approved warranted before the Occupancy <br />Permit is issued. <br />2. Full atandard half street improvements are required to <br />100th Street including but not limited to curb, gutter, <br />sidewalk, street wideninq transition and drainaqe <br />control. <br />3. A walkway from 4th Avenue to the units shsll be <br />provided. <br />The traffic mitigation fee for this project will be <br />87.680 as per ITMO. <br />5. Transportation Services has the following comments <br />reqardinq the project: <br />Everett Transit Route ,/7-Evergreen serves Evergreen <br />Way with connections to downtown Everett. The nearest <br />bus stop is located near the intersection of 100th St. <br />SW and Everqreen Way. <br />The proposed aite plan does not identify pedestrian <br />access from the project. We recommend that the <br />developer illustrate how pedestrian access from the <br />street to the project is provided. <br />Some residents may own bicycles. We recommend that the <br />proponent provide pa.rking areas for 16 bicycles or 2 <br />per unit. Potential storaqe areas may include <br />designated covered areas in the parking garaqe. <br />
