Fire SupDression (Sprinkler) Svstem - An approved automatic suppression <br />system shall be provided as required by City Ordinance N�. 1902-92, <br />Chapter 16.76, of the Everett Municipal Code. Plans for any such system <br />shall be submitted to the Building Department and the Everett Fire <br />Department for examination and approval. Such plans shall include plaas <br />for the underground mains that will supply the sprinkler system. <br />Abovr.ground sprinkler piping shall be hydrostatically tested as established <br />in NF1'A Standard 13. Underground piping shall be hydrostatically tested <br />and flushed as established in NFPA Standard 24 for private fire mains. <br />Ali such tests shall be witnessed by a Fire Department inspector. Contractors' <br />materials and test certificates shall be submitted to the Everett Fire <br />Department prior to issuance of any Certificates of Occupancy. Call (425) <br />257-8123 for more information. <br />14. Rooftop mechanical equipment, including vents, must bc screened per <br />Section 39.040 of the Zoning Code. <br />I5. Ylacement and screening of refuse disposal azeas must be provided per <br />Section 39.080 �f the Zoning Code. Gazbage receptacles, dumpsters, and <br />recycle bins shall be provided and shall not be located in a required front <br />setback area. All gazbage dumpsters and recycle bins must be screened <br />from view from the street and from adjacent properties. This screening <br />may be done using dense vegetation or by placing the dumpster or recycle <br />bin in a structural enclosure. <br />16. The building height is limited to a maximum height of 35 feet. The <br />maxunum height is from the finished grade as allowed under the definition <br />"Base elevation" of the City of Everett Zoning Code. The building must <br />be elevated a minimum of two feet above the 100-year flood elevation. <br />17. The building must setback 25 feet from the front lot line, ten feet from the <br />side property lines, and 25 feet from the rear property line. It appeazs the <br />proposed building encroaches into the 4'" Street SE right-of-way. This <br />right-of-way must be vacated priar to issuance of permits. <br />18.
