Thts is a stngle family dwelling <br />[hat has Aeen converted wt[hout [lie beneft[ of any permi[s or <br />having met any other City requirements. The other s[ructures in <br />his area are predomi�intely single f�mily s[ruc[ures. The <br />Applicant's lot ts 6,000 square feet In size and Chere are <br />duplexes on 6,000 aquare toot lots througl�out o[her nreaa of the <br />City. However, ti�ese exist because they are non-conforming. <br />Other duplexes exl�t in the vicinity of Applican['s properly, Uut <br />theae exist on 7,500 square foot lots which 1s permttted. Single <br />famlly residences are permit[ed on 5,000 square foot ]o[s. <br />Conclusions: <br />The use to which the Applicant wants to make oE his property is <br />not avatl.+ble to ovners of uther proper[y in the same zone or <br />vlclnl[y. He can use hls property for single family uec and vi71 <br />be en�oying the same property rlghts possessed by hts ne[ghbors <br />and others eimtlarly sltuated. If he were nlloved to use it for <br />a duplex use, he would be enjoying a property right which [hose <br />in the same victnity ar zone do no[ have. <br />Tha[ the authorization of sucli varlance vtll he materially detrimental <br />to [he publte velfare or injurtous to propec[y in tlie vlclnl[y or zone <br />in which the proper[y ie loca[ed: <br />a <br />b <br />Findingn: <br />Appltcant's lot containa only 6,000 square feet. llue [o [he <br />small size o[ the lot, there is inadequate space for tenant <br />parking and for o[her [enen[-related amenities which vould be <br />required of a duplex s[ructure. <br />Concl.uslons: <br />The authorize[Lon of Appltcant's variance for a duplex on a 6,000 <br />sauare foot lot in tliis location wou1J aEfect the peace and <br />tranqutli[y of [he neishborhood. There is inadequate parking and <br />yard space on Applicant's property vhich would result in placing <br />an undue Uurden on Appli�ant's neighbors and othere in [he <br />vtcinity af Appltcant's property. <br />4. That the gran[ing of such variance will adversely aEfect the <br />Comprehenyive Cenecal Plan: <br />a. Ftndings: <br />According to the Compreliensive Plan, this area is designa[ed <br />"single famlly." Permitted denstty with[n a single famlly urea <br />!s thrce to twelve un1Cs per acre.
