� <br />� <br />T0: File /'� <br />FROM: Larry Callahan and ;-/�j(i� <br />Doug Budden `/""�"'� <br />DATE: February 13, 1985 <br />SUBJECT: 5512 South 2nd Avenue (Dennis Diedrich) <br />�1 <br />��vt�rc± <br />An inspection was made this date by the two parties referenced above <br />to ascertaln if the main floor of the residential structure located <br />at 5512 South 2nd is in fact a single family residence or a duplex <br />dwelling. <br />Upon inspecting this structure it was observed that at some date the <br />building has been a duplex as there were two separate living quarters; <br />that each unit has its own separate door leading to the outside; and <br />that there is a door between the two units. As of this date there <br />are two separate living areas with one exception: One area (the most <br />northerly) occupied by a Mr. Jolm Scott (not the owner) consists of a <br />living room, bedroom, bathroom a�d an area that was formerly the <br />kitchen. The kitchen area did not have a range or stove but does <br />have a kitchen sink. There was no evidence of any cooking facilities. <br />In talking to Mr. Diedrich (the owner), he stated that the kitchen <br />area of that unit occupied by Mr. Scott is going to be converted into <br />a laundry room for the house as they do not have laundry facilities at <br />present. <br />On October 10, 1983, Mr. Diedrich appeared before the City of Everett <br />Board of Adjustment requesting permission to leave an existing duplex <br />on a 6,000 sq. ft. lot. Zoning Code requires a minimum lot area of <br />7500 sq. ft. The Board of Adjustment granted the applicant permission <br />to leave the duplex as requested. <br />On May 24, 1984, the Superior Court in Snohomish County reversed the <br />Board of Adjustment's decision of October 10, 1983. <br />On August 6, 1984, the Board of Adjustment denied the request of <br />Dennis Diedrich to allow the duplex to remain on a lot of 6,000 sq. ft. <br />in an R-2 Single Family High Density Residence Zone and ordered that <br />the structure be converted to a single family structure. <br />
