However, these exiat because Lhey are nomconforming•' <br />Other duplexes exist in the vicinity of Applicant's property, but <br />theae exist on 7,500 square foot lote vhich ia permitted. If he were allowed to use it for� <br />a duplex use, he vould be en joying a property right which those , <br />in the eame vicinity or zone do not have. � <br />j 3. That the authoriza[ion of auch variance will be materially detrimental',, <br />� to the public welfare or injurious to property in the vicinity or zone' <br />in which the property is located: �i <br />a. Findings: <br />Applicant's lo[ contains only 6,000 square fee[. Due to the <br />amall eize of the lot, there is inadequate epace for tenant <br />parking and for o[her [enant-related amenities which would bel <br />required of a duplex structure. <br />b. Conclusions: <br />. The authoriza[ion of Applicant's variance for a duplex on a 6,000! <br />equare foot lot in this location would affect the peace andl <br />tranquility of the neighborhood. There is inadequa[e parking and'i <br />yard space on Applicant's property whir_h would reault in placing, <br />an undue burden on Applicant's neighbors and othere in the <br />vicinity of Applican['s property. <br />I� 4. That the granting of such variance will adversely affect the <br />Comprehensive Ceneral Plan: ' <br />a. Findings: <br />According to the Comprehensive Plan, this area is designated' <br />"single family." Permit[ed density within a eingle family area� <br />�� i� three to twelve units per acre. Duplexes on 6,000 square foot, <br />lots consti[ute a density of fifteen unita per acre.
