Photo of Standard Building <br />Findings and Conclusions: <br />The following findings and conclusions are based on the criteria establisned <br />in Section 19.58.020 (B), 1-3 of the Everett Municipal Code: <br />Compatibility. The proposed use must be reasonably compatible with <br />other uses and potential uses within the general area in which the use <br />is to be located. <br />Finding: The applicant proposes to build an approximately 384 sf <br />building to house fiber optic telecommunication facilities. In the <br />future (within five years) the applicant proposes to build a second 384 <br />sf building and a 25 kw generator building for backup power. Two small <br />(about 2 feet by 2 feet underground vaults would also be installed. :'he <br />applicant proposes that two on -site parking spaces be provided -1, <br />employees would be stationed on the site. One technician would visit <br />the site occasionally. It is expected that vehicle trips would aver3o? <br />about .25 trips per day. Security lighting would be provided 24 hDurz <br />per day. <br />The proposed buildings would to located in a B-2, Community Business <br />zone. Surrounding uses include single family homes and businesses. <br />The site is fairly flat and has a view of the Snohomish River to the <br />east. The proposed building is an approximately 10 feet high precast <br />concrete building with a flat roof and exterior air conditioning units. <br />A photograph of the standard building and elevations of the propose: <br />building are provided in Exhibits y and 9.
