Full standard half plus 11 foot street improvements are required <br />to Zillah Street per City Standard 301 on the proposal's full <br />frontage per Ordinance 55-78 as amended. (SEPA Transportation <br />Policies) <br />4. Full st.ndard alley improvements are required per City Standard <br />303 on the proposal's full frontage per Ordinance 555-78 as <br />amended. (SEPA Transportation Policies) <br />5. Special charges for connection to the sewer system in accordance <br />with Ordinance 984-83 are applicable. The actual cost shall. be <br />computed by the building Department per the ordinance in effect <br />at the time and acrurding to the information provided on the <br />approved plans on the dz�te of permit issuance. On-site detention is requir.ed, OR, in lieu of providina on-site <br />detention, payment to City Drainage Fund 340 is allcwed per <br />Ordinance 670-80. For the 7 units proposed, a minimum <br />of 11 parking stalls are required. (SEPA Transportation <br />Policies) <br />8. A 10 foot building setback must be provided alonq Zillah Avenue <br />per Section 19.42.OA0 of the Zoning Code. Decks and porches <br />being not mor.e than 42" high and having no roof covering may <br />extend into tile side yard, but in no event closer than 3-1/2 <br />f.eet of the p;-operty line. (SEPA Land and Shoreline Use <br />Policies) <br />The lead agency for this proposal has determined that it does not <br />have a prc,bable significant adverse impact on the environment. An <br />Environmental Impact Statement is not required under RCW <br />43.21C.030(2)(c). This determination assumes compliance with state <br />law and City ordinances related to general environmental proteotion <br />including but not limited to right-of-way improvement requirements, <br />drainage, etc. This decision was made after review of a completed <br />environmental checklist and other information on file with the lead <br />agency.
