The property is landlocked at this time but there is <br />written permission for the road use. <br />There was some opposition from Mr. Friend and Mrs. Shaffer, <br />neighbors of the area, and their comments were as follows: <br />1. Is a twenty-four (24) foot road wide enough to handle <br />the additional traffic. <br />2. The area will be open to the public more than it is now. <br />3. There could easily be a traffic problem. <br />4. Tne_e should be a better way for automobile ingress and <br />egress, possibly an alley straight through to R th Street <br />which is to the North. <br />I Mr. Turner made one rebuttal at,this point and said that there <br />would be extended curbs on each side of the easement road and the <br />dr`veways leading to the existing houses would be improved. <br />Mr. Jamie Johnson, of the staff, made the comment that there shoulc <br />be no left turn signs posted at the Broadway exit. <br />Mr. Rristiansen excused himself from voting at this time. <br />After visually viewing the subject property and considering all <br />t}ie facts and testimony, it was moved by Mr. Berg, seconded by <br />Mr. Black and unanimously carried to grant the variance as it. <br />meets all the requirements of Section 19.70.0G0 of the Everett <br />Municipal Code, Paragraphs 1, 2, 3, and 4. <br />As a condition to the granting of the variance, the following <br />stipulation was made: <br />i <br />1. That the right-of-way be improved as per point four (4) <br />in the applicant's application. <br />A hearing was held on the application of Paul Heinzen, 1924 74th <br />Street, Everett Washington 98203 for a variance from Section <br />19.16.030 Everett Municipal Code, M-nimum Lot Size & Width, to <br />allow for a reduction in the lot size for a two dwelling (duplex) <br />unit from the code requirement of 7,500 square feet to 7,200 <br />square feet. <br />Legal Description: Lot 8, Blocks 27 Town of Lowell <br />Address: Approximately 5411 2nd Street, Lowell <br />Zoning: R-2 Single Family High Density <br />Mr. Heinzen represented himself and mentioned that he owned <br />Lot 7 as well as Lot 8, when asked the question. <br />j There was no opnosition from the audience. <br />3 <br />0 <br />
