Paae <br />Address: 4412 S. 3rd <br />Install three new flush, pre-finished hollow core <br />nahogany doors in existing frames between the kitchen <br />and back porch, the bathroom and nursery, and the <br />laundry and laundry closet. Install hardware from <br />existing doors except laundry closet which : new passage <br />latchset, Schage or equal. <br />Install new flush, pre-finished ho�low core mahogany <br />bifold 9oors on the master bedroom 'closet downstairs. <br />Provide new hardware as necessary. <br />Replace existing sliding gla�s door with new insulated <br />metal sliding door with thermal break, Milgard or equal, <br />white enamel finish, same size as existing. Replace <br />jambs with new wood to match. <br />install egress sized insulated thermal break casement <br />window, white, in west bedroom upstairs, Milgard or <br />equal. <br />ReFlace the following windows with new insulated raw <br />units stopped in with wood: both living room windows, <br />both windows on the west wall of the back porch/lau�dry <br />area, and one sash of the windows in the upstairs west <br />bedroom. Replace interior sills with new mahogany sills. <br />Replace the following windows with new viny7. insulated <br />windows, white, Certainteed or equal: the master bedroom <br />�vindow, (egress sized slider in existing opening); �ast <br />bedroom upstairs, (egress sized slider); the nursery <br />area, (slider), and the window on the north wall of the <br />laundry area, (sli.der). <br />Al1 n?w wood for stops, jambs and sills on the interior <br />. clear fir, varnished with two coats polyurethane <br />varnish. <br />$ 33Go- <br />Walls and Ceilings Tear off a11 wall and ceiling <br />surfaces on the second floor. Install R-9 insulation <br />batts in sloped portions of the ceiling. Install to <br />provide clearance between insulation and roof <br />sheathing, Install R-30 insulation batts in horizontal <br />portion of the ceiiings. Install baffles at sides to <br />provide cl=arance for ventilation. Do not crush <br />insulation. All new batts : foil oc !craft backed, vapor <br />barrier stapled to the warm side. <br />Install new 1/2" gypsum wallboard on all wall and <br />ceiling surfaces upstairs. Taoe and spackle for <br />textured finish. Prime with wallboard primer prior to <br />touch up and texture. Spray texture walls and ceilings <br />upstaics, orange peel or light dash texture. Re-install <br />existing trim as necessary. <br />Patch rotted areas of gypsum wallboard in bathroom near <br />tub. Tape and spackle for smooth wall finish.
