- � � <br />These arc minimum safety standards established by [he City and apply to ALL existing buildires <br />�vhether they are lav✓fully constructed or not. In almost ail cases minimum requirements cannot <br />be waived. You have requested an accommodation from the City's minimum safety standards <br />as described below. <br />For examole, minimum floor areas are required to prevent the use of inadequately sized rooms <br />for liring space and aliow for safe egress. The code establishes a minimum area of 70 square <br />feet with no dimens�on less than 7 Feet at the narrowest tividth for all habitable rooms. <br />Although an accommodation may be granted if the room is no less than 68 square feet and is <br />configured to allow (or safe egress. No aaommodations wiC be granted from the 7 foot <br />minimum dimension due to the safety hazards created by such a configuration. Narro��+ rooms <br />do not allow for the instillation of fumiture wilhouf unduly obstructing passage�.vays through <br />rooms. <br />The minimum ceiling height is necessary to orovide an adequate volume of air �or eccupanes �n <br />dosed spaces and to provide psychological well-being. <br />Smoke alarms arc required in all rooms used for sleeping and in the corridor or area aivirg <br />access to each separate sleeping area. <br />6edrooms 3, 4, 5 and 7 meet requirements for minimum room area ard do not require an <br />accommodation. Your request fcr accommodation dated June 1, 2014, requests <br />accommodation from the standards described above for bedrooms 1, 2, 6, and 8-11. Because <br />these rooms do not meet minimum safety requirementr no accommodation can be granted. <br />lNith the exceFtion of bedrooms 10 and 11, however, it appears that the bedrooms can be <br />m�dified to co,nply with the Everett Municipal Code. Be�ow is a description of the rooms' <br />Ceficiencies and how each may be corrected. <br />Bedroom # 1 does not meet the minimum requirements for habitable space. The room <br />dimensions fail below 7 feef in width and provide a total of 52.5 square feet of Floor area based <br />on thc minimum dimension of 7 feeL This room can be modified to meet the requirements and <br />still have a doset by relor_ai ng tl�e closet to the common .vall with the kitchen. <br />Proposed Bedroom ;:? has Iess than thc minimum required 70 square feet of floor area. <br />Rcmuvinq the dcset r.ocl�; prov�dc th�� minimum 70 square (eet. <br />f3edroom �J 5 currently mects thc minimum requirements for a habitabie room.
