OF EVERETT - BOARD OF ADuJSTMENT <br />MINUTES <br />May 7, 1.979 <br />A hearing was held on the application of-Birminaham Builder�, Inc. <br />19013 Soundview Drive NW, Stanwood, Washington 98292 or a variance <br />from Section 19.16.030 of the Everett Municipal Code Minimum Lot <br />Size & Width for permission to construct a duplex on a lot with <br />7,200 square feet of land area rather than the code requirement of <br />7,500 square feet. <br />Legal Description: <br />Approximate Address: <br />Lot 3, Block 24, Town of Lowell <br />5308 3rd Street - Lowell <br />Zoning: R-2 Single Family High Density Residence <br />Mr. Black proceeded as chairman. <br />Gordon Stevenson again represented Birmingham Builders and stated <br />the Board had granted similar variances for the area. <br />Mr. Cunningham of 5307 3rd Street S, made the staten.ent that there <br />was an open stream on Lot 3 at one time, and he wouid like to know <br />what will be done abuut it. <br />Mr. Stevenson answered by saying he will reroute the stream and <br />take care of any drainage problems that may arise. <br />Celia Strong of Public Works then made the statement that the proposed <br />driveway coming off 3rd will require Council approval. <br />After visually viewing the subject property and hearing all the facts <br />and testimony, it was moved by Mr. Zook, seconded by Mr. Wilson and <br />unanimously carried to grant the applicant's request as it meets all <br />the requirements of Section 19.70.U60 of the Everett Municipal Code, <br />paragraphs 1;2,3, & 4. <br />As a condition to the granting of the variance, the following stipula- <br />tion was made: <br />1. There will need to be approval by City Council for an <br />entrance from third street. <br />A hearing was held on the application of Randall Ideker, 18406 - 66th <br />Place W. Lynnwood, Washington 98036 for a variance from Section 19.40.020 <br />Off Street Parking for pezmission to convert a duplex into a fourplex <br />and provide five (5) off street parking spaces rather than the code <br />requirement of six off street parking stalls. <br />Legal Description: Lots 25 and 26, Slock 636 Swalwells 2nd Addition <br />Address: 2722 Pine Street <br />Zoning: R-4 Multiple Family High Density Residence <br />� <br />
