REQUIRED INFORMATION TO BE SUBMITTED: <br />1 <br />The wetland and stream report prepared by Wetland Resources Inc. classified <br />the unnamed tributaries of Ravenna Creek (Streams A and B) as intermittent, <br />class III streams. After reviewing the report and doing a field investigation the <br />classification of the stream A appears to be Class II. The buffer required for a <br />!;lass II stream is 50 feet. The Pianning Director may using a Review I reduce <br />the required buffer to maximum 50% with an enhancement pian. To allow for a <br />buffer reduction the stream must have been previously substantial legally <br />altered, this stream appears to meet this criteria. The applicant may provide a <br />50 foot or a 25 foot enhanced buffer for a Ciass II Stream or have your Biologist <br />provide the City with additionai information on the category rating on this stream. <br />All maps and studies will need to be revised based on the additional information <br />submitted. If a buffer reduction is proposed a enhancement plan must be <br />submitted by your Wetland and Stream Biologist <br />2. The wetiand that is contiguous to Stream A was defined as a Class III isolated <br />scrub/shrub wetland. This wetland as defined in the Zoning in not an isolated <br />Class III wetland. It is considered to be a riparian Class II wetland. A riparian <br />wetland as defined in the City Zoning Code is those wetlands that generaily <br />occur within a riparian corridor that are c�ntiguous to or have a c� ��g <br />hydrologic connection with th ct�eam la � il rioarian wetlands require a 75 <br />Loot buffer. The Planning Director may using a Review I reduce the required <br />buffer to rnaximum 50% with an enhancement plan. The buffer must have been <br />previously substantial legally altered. The short plat map needs to show the 75 <br />foot required buffer or the a 37.5 foot enhance buffer. If a buffer reduction is <br />proposed a enhancement plan must be submitted by your Wetland and Stream <br />Biologist. The wetland and stream report will need to be revised to include these <br />corrections. <br />3. The stream and wetland report states: "The hydrology for the stream a�d <br />wetland appears to be supplied by cor�ibination of side slope seepage, springs, <br />surface water runoff, and direct �nfiltration." Given the location of these streams <br />and wetland, the proposed building sites being adjacent to and above these <br />features, there appears to be the potential for a conflict or impact to the stream <br />and wetland hydrology. These areas and any impact to the ESA must be <br />identified by your Stream and Wetland Biologist as required by EMC 37.040 G. <br />Note: Groundwater discharge areas, such as springs and seeps, that associated <br />with or occur upon any of the environmentally sensitive areas listed in <br />subsections A through E of Section EMC 37.040 may be classified as <br />Envirunmental Sensitive Features. <br />4.
