as: Silty mixed soils with clay, slopes greater than 15%, seeps, and springs. A <br />Geotechnical Report shall be prepared by a Geotechnical Engineer consistent <br />with EMC 18.12.020 and EMC 19.37.080. All criteria identified in both these <br />sections must be addressed in this report. <br />5. A noise study by a qualified expert must be provided. The noise levels should <br />be not greater than 45 Ldn for interior and 65 Ldn for exterior. The exterior noise <br />levels may be hard to obtain due t�ie topography of the site. <br />The short plat map needs to be revised to show an easement for access ai�d <br />utilities to lot 1 from the public street. <br />7. The supplemental map needs to be revised to show the extension of a public <br />street with public utilities as defined by the Public Works Department at the Pre- <br />Application meeting on September 26, 1996. <br />The topogr�phy as shown on the maps submitted appears to be different than <br />what is in the fieid specifically in the area between lots 1 and 2. This area seems <br />to be somewhat steeper. Note: All topography maps submitted to the City are <br />required to be a field topography done by or under the supervision of Registered <br />Land Surveyor in the State of Washington. <br />If buffer reductions ar� proposed a buf�er reduction application and fes must be <br />submitted. The buffer �eduction fee is $100. <br />
