Please provide <br />the following items: <br />Revised Site flan (3 copies) — provide a revised site plan that shows the West <br />Boundary of the S. 4"' Avenue right-of-way. This infomhalion is important to ensure <br />proper setbacks from the properly linc(s). 'rhe site plan must also show the location <br />of the critical area fence called out in the Wetland Mitigation study; <br />Revised Building flans —The plans do not comply with the duplex development <br />standards in Subsection 7.010 of the Zoning Code. Specifically, the plans must be <br />revised to meet the following: <br />• 7.010.A.2. — "Distinct entry feature at least 36 square feet in area." The <br />proposed covered entries would have a dimension of 4' x 4' for a total of 16 <br />square feel. <br />• 7.0111.C. — "...the front of the garage shall be set back five feet from the <br />front of the dwelling, and the dwelling(s) shall have entry, Window and/or <br />ro(Ainc design treatment which emphasizes the house more than the <br />garage." The design must be modified such that the garage is set back from <br />the living space a minimum of five feet. <br />Performance Bond — A performance bond must be provided for the wetland <br />mitigation/buftcr enhancement work. "rhe amount of the bond shall be 300"0 of the <br />estimated cost of materials and labor (EMC Chapter 19.40.050.A.1).
