2. That such varianee is necessary for the pree:rvation and enoyment of a
substantial property right of the appe;lant possessed by the oxners of
other properties in the same vicinity or zone. '
Finding: Other properties on the same side of the street have
similar lot sizes and front setbacks, however, the properties on the
other side of the street range from ,000 sq. ft. to 10,500 sq. ft. and
7,000 sq. ft. is the minimum allowed in the zone.
Conclusion: Other propert:es in the same vicinity and zone could build
much larger homes and not =xceed the gross floor area ratio.
3• That the authorization of such variance will not be materially
detrimental to the public Kelfare or inurious to property in the
vicinity or zone in xhich the property is located.
Finding: The existing structure was built in 1907 and has been
vacant for five years. The foundation is crumbling, the fireplace and
chimney are unsafe and there has been excavation in the rear yard,
evidently an attempt to fix the foundation, that is a nazard.
Conclusion: The new structure would be an enhancement to the
neighborhood instead of a vacant eyesore that is an attractive nuisance
to transients or clildren. Mr. and Mrs. Howe plat on making this their
home along with their two children.
4. That the granting of such variance will not adversely affect the
Comprehensive Ger,eral Plan.
Finding: The comprehensive plan desiation for the area is single
family.
Conclusion: The use is in conformance with the comprelensive plan and
so Would not aversely affect it.
NOW THI':tEFOREt the Board of Ad,justment of the City of Everett does
' hereby order tlat the variance of .60 gross floor area ratio from .30 gross
floor area ratio be GRANTED and further require the applicant to meet the
folloxing conditions.
t. Obtain all necessary demolition, Building and Public Works permits.

The action of the Hoard of Ad,justment in GRANTING a varianee sha11 be
final and conclusive, unless within fifteen (15) days from the date of
issuance and signing of this order by the Chairman of the Board, an aggrieved
person or persons obtains a writ of certiorari from the Superior Court of
Washington for Snohomish County for the purpose of review of the 3etion taken.
DATED this 8th day of April, 1986.

J`s-- c-n c
Chairman, Board of Ad,justment
