T'he propeRy is less than one acre in size and Ges as a part of <br /> Section 30, Township 29N, Range SE, WM, Snohomish County, WA. We located an isolated Category <br /> IV wetland near the center of the property. This wedand is less [han 3,000 squaze feet in size, is <br /> dominated by mud bottom, buttercup and canarygrass. The majority of the H�etland is non-vegetated. <br /> This size Category IV wedand is not regulated in the City of Evemtt. Wedands were evaluated using the <br /> Washington State Wedands Identification and Delineation Manual, March 1997. Classi6cauon of <br /> wedands and streams and typical se[ backs were evaluated using the City of Everett Environmentally <br /> Sensitive Area Ordinance. <br /> Site Descrirtion and Hiatorv . <br /> The site is an eaisting platted lot with an access easement from Tulalip Ave. The site was e�.cavated and <br /> le�eled for development many decades ago. The development proposal is a single family residence. The <br /> site is surrounded on all four sides by single family residential housing. The south, east and west <br /> adjoining properties are elevated above this property. The site is domina[ed by sapling red alder and <br /> Himalayan blackberry. 'Ilie soils are sandy and gravelly in texture and, originally, were thrce to five feet <br /> below the natural soil surface. These soils were formed as the glacial till pan and are compac[ed and <br /> relatively impervious. Surface drainage collects in a low isolated wetland area neaz the center of the <br /> propeny. SurFace drainage shect flows to the north into the Ciry storm drainage system. <br /> NeN2nd Description <br /> The wetland is dominated by a mud bottom indicating ponded water with some occurrence of buttercup <br /> and reed canarygrass. The wetland is underlaid with sandy to gavelly loam compacted soils in the 2.SY <br /> 6/1 color ran_e. 'I'he surface soils were originally sub-soil from three to five fee[ below [he original soil <br /> � <br />
